2| Planning

Development of your favoured draft option for submission to the local authority - includes:

- Full CAD drawings of your favoured design.
- Submission of all required planning documentation and management of your application.

3| Construction Information + Tender

Ensuring what is built is what we have designed and what you have chosen.

- Development of all drawings for comment from Building Control or an approved inspector.

- Liaison with Structural engineers as required to develop your design to construction.

- Integration of all structure, fixtures and finishes into a detailed schedule of works to enable competitive pricing by a number of contractors.

- Management of the bidding process to enable your selection of the right contractor at the right price.

- Assistance in the contractual negotiations between yourselves and the selected contractor to agree a final contract sum, start and completion dates.

4| Delivery

- Monitoring the construction phase and dealing with the contractor on your behalf.

- Assistance in the selection of the construction contract between you and your contractor.

- Answering any design or detail queries over the construction period.

- Administering your contract to include the valuation of payments, ensuring you only pay for the amounts rightly due.
